Dear Affordable Housing supporter,

It is with gratitude and mixed emotions that I share with you the news that Michael Lane, NPH Policy Director, has decided to leave NPH at the end of this year to circle back to his roots doing affordable housing advocacy and implementation work at the local community level and to step away from his state work.

We are grateful for the tireless work Michael has done for NPH in the 7.5 years he served as our Policy Director. Michael has many legislative achievements under his belt, including work on and advocacy in support of key aspects of the historic State Housing Package in 2017 that resulted in a permanent source of ongoing funding, a new state affordable housing bond, the Palmer Fix for inclusionary zoning, measures to strengthen and reform RHNA, housing element law, and the Housing Accountability Act, and streamlined housing approvals. His work was also integral in securing passage of the BART transit-oriented accelerator bill, legislation to strengthen the State Surplus Land Act, new tools for tax-increment financing through local Affordable Housing Authorities and boomerang housing funds, bills to authorize HCD's Loan Portfolio Restructuring (LPR) Program and the reduction of interest rates on HCD loans, and expand application of the property tax welfare exemption (and numerous others that have served our members and strengthened our industry's ability to provide quality affordable homes for our communities).

Michael has also left a legacy of countless advocates, legislative staff and practitioners who he has coached and mentored over the years. We at NPH will carry on this important work inspired by Michael's dedication and accomplishments.

Fortunately, he is not going far, and he will continue to be a core partner to NPH from his new position as Deputy Director at SV@Home, where he will continue to work with many of you.

Many cheers and thank yous to Michael! Please join us to send him off in style at the December 5th member holiday party

With great appreciation,

Amie Fishman

A message from Michael

I feel tremendous pride and satisfaction in all that we have been able to achieve as a community and it has been made possible by the steadfast leadership, support, and investments of time and treasure of our dedicated Board of Directors, members and staff.

We are still on track to have additional major breakthroughs with a new governor and NPH has submitted various legislative, policy and budget ideas and proposals to our Bay Area Caucus and Governor-elect Newsom.

In addition, MTC's Committee to House the Bay Area, a.k.a. CASA, in which NPH has played a key role, is also poised to bring forward a package of legislative and policy proposals around the three "P's" of "Protection, Preservation, and Production" for our region.

I share all this as the context that informs my sense of closure - both professionally and personally - at this time and at the end of one phase of work and the beginning of another.

I am excited about this pivot back to the community level (from whence I came as a former affordable developer and elected) to now focus my efforts on local implementation and application of the funding and legislation we have won together at the state level, and to advocate for and promote best practices and provide technical assistance and support to jurisdictions to facilitate the provision of safe, decent and affordable homes for lower-income people in the communities of Santa Clara County.

I am also very pleased that I will remain in the Bay Area and continue to work and interact with you all in my new role. SV@Home is a key partner and ally of NPH and I will personally continue to be so as well.

I remain grateful to you for your friendship, kindness, support and generosity toward me during my time at NPH and appreciate your understanding as I embark on this new phase in my life and career.

Sincerely,

Michael Lane
