Dear Affordable Housing supporter, It is with gratitude and mixed emotions that I share with you the news that Michael Lane, NPH Policy Director, has decided to leave NPH at the end of this year to circle back to his roots doing affordable housing advocacy and implementation work at the local community level and to step away from his state work. We are grateful for the tireless work Michael has done for NPH in the 7.5 years he served as our Policy Director. Michael has many legislative achievements under his belt, including work on and advocacy in support of key aspects of the historic State Housing Package in 2017 that resulted in a permanent source of ongoing funding, a new state affordable housing bond, the Palmer Fix for inclusionary zoning, measures to strengthen and reform RHNA, housing element law, and the Housing Accountability Act, and streamlined housing approvals. His work was also integral in securing passage of the BART transit-oriented accelerator bill, legislation to strengthen the State Surplus Land Act, new tools for tax-increment financing through local Affordable Housing Authorities and boomerang housing funds, bills to authorize HCD's Loan Portfolio Restructuring (LPR) Program and the reduction of interest rates on HCD loans, and expand application of the property tax welfare exemption (and numerous others that have served our members and strengthened our industry's ability to provide quality affordable homes for our communities). Michael has also left a legacy of countless advocates, legislative staff and practitioners who he has coached and mentored over the years. We at NPH will carry on this important work inspired by Michael's dedication and accomplishments. Fortunately, he is not going far, and he will continue to be a core partner to NPH from his new position as Deputy Director at SV@Home, where he will continue to work with many of you.
